Once engaged, our team builds your personalised property model. This isn’t a generic calculator or a back- of-envelope estimate. It’s a detailed, scenario-based projection built around your specific income, expenses, borrowing capacity, tax position, and goals. We model multiple acquisition scenarios side-by-side so you can see exactly how each option impacts your portfolio across multiple time horizons.. We also develop your acquisition brief: the specific property criteria, target markets, price range, and non negotiable that will guide every search decision.

Search & Analysis
Timeframe: Weeks 2–6 (varies by market and brief)
Our team activates the search across on-market, off-market, and pre-market channels. Every property that meets initial criteria passes through our due diligence framework before it reaches you. We don’t flood your inbox with dozens of listings. We present a curated shortlist of opportunities that genuinely align with your strategy. Each property comes with our analysis, our assessment, and a clear recommendation.
What you receive:
Curated property shortlist. Due diligence reports for each shortlisted property. Comparable sales analysis. Regular review sessions (video or in-person).
Negotiate & Secure
Timeframe: As opportunities arise
When the right property is identified, we execute with precision. Our team develops a negotiation strategy specific to the vendor, the agent, and the method of sale. Whether it’s a private treaty, an auction, or an off- market approach, we negotiate with calm discipline and a clear outcome in mind. We don’t get emotionally attached. We don’t chase properties beyond their value. And we always protect your downside.

Pre-negotiation strategy and vendor analysis. Price determination and walk-away threshold. Negotiation or auction representation. Contract terms negotiation and exchange.
Settle & Support
Timeframe: Through to settlement and beyond
Our involvement doesn’t end at exchange. We support you through the full settlement process, coordinate with your legal and finance teams, and conduct a post-acquisition review to confirm the outcome met expectations. For ongoing investors, we provide annual portfolio reviews to track performance against your property model and plan your next move. Our process is designed for investors building portfolios over time. Each acquisition positions you for the next.
